What an NFPA 25 Sprinkler Inspection Covers

NFPA 25 sets the inspection, testing, and maintenance requirements for water-based fire protection systems. Here is what our technicians work through on a commercial system.

  • Control Valves

Verified open, sealed or supervised, and free to operate — including OS&Y valves, PIVs, and butterfly valves.

  • Sprinkler Heads

Checked for corrosion, paint, loading, physical damage, and correct clearance. Spare head cabinet and wrench verified.

  • Piping & Hangers

Inspected for leaks, corrosion, mechanical damage, and external loading.

  • Gauges & Water Supply

Pressure readings recorded and compared to the system’s design; main drain test performed.

  • Alarm Devices

Waterflow switches and tamper switches tested through to the alarm panel and central station.

  • Fire Department Connection

Caps in place, threads sound, signage legible, and check valve verified.

Inspection Intervals at a Glance

  • Quarterly

Waterflow and supervisory alarm device testing; visual check of gauges on dry, preaction, and deluge systems.

  • Annually

Full system inspection, main drain test, sprinkler head and pipe inspection, and control valve testing.

  • Every 5 years

Internal pipe inspection for obstruction and corrosion; gauge replacement or recalibration.

  • Every 5 years (FDC)

Hydrostatic test of the fire department connection piping at 150 psi.

Actual intervals depend on system type and occupancy. We build a schedule for your building so nothing lapses between visits.

Common Questions

How often does a commercial fire sprinkler system need to be inspected?

NFPA 25 sets intervals ranging from weekly to every five years depending on the component. Most Ohio businesses need a documented annual inspection at minimum, plus quarterly checks of certain devices.

What happens if my sprinkler system fails inspection?

We document every deficiency, explain what the fire inspector will require, and provide a repair quote. In most cases our technicians can correct common deficiencies during the same visit.

Do you install new fire sprinkler systems?

Yes — for new construction and retrofits. We work directly with property managers and facility directors on layout and compliance requirements.

What areas do you cover?

We service commercial buildings across Central and Southeast Ohio from our Lancaster office — see our service areas.
